Hi David:

 

Following up on the April 13 visit.  

 

Will be on site April 27 to verify the window install has begun, and will be on site starting May every Wednesday.  April hours will be credited towards any extra future visits.

 

Understand family members will be in residence in May.  Please confirm dates and I will stay off site during their visit.

 

Exterior furniture scheduled to be moved into garage in the first week of June.  Pictures will be shot before to ensure furniture is returned to their proper location.  Flower pots to be moved to bbq area where currently there is a TV.  Said TV goes to garage.  Suggest a split AC unit for garage to control storage climate.  Please check with general contractor before installing any AC to ensure unit is compatible with garage.

 

The pool vendor Leo H was to send a quote directly to you for the levelor pool mechanism.  Also he will follow up on pool product on bottom of spa.

 

Suggest landscape vendor directed to ensure the pool mechanics pad is at a higher level than surrounding earth, cleared of debris and foliage, when the landscape redesign is being redone.  

 

Neighbor pool mechanics area is a good example of a clean area, higher pad, pebbles surrounding the pad.  This will enable easier leak detection.  Also will help clear area of foliage that could interfere with pool mechanics.

 

French drain system for this side of the house will help alleviate flooding issues.

 

Pavers have been chosen for both the driveway and front entrance.

 

Impact windows to begin installation april 27.

 

Water shutoff valve has been identified and is on the side of the house by air compressor.

 

Vendors are ok to be on site without HCMC supervision

 

Please find below points from last home check posting that might still be relative today:

 

 

-generator install looks good.  A wifi module is hopefully included in the install, as this will give you generator operations tracking.  the generator by far is the most important mechanical on the property.

 

-exterior mechanical areas should have beds of rocks around pad area.  This keeps the area free of dirt, debris and foliage (all can cause problems with mechanics), while providing easy access.

 

-landscapers usually cut palm tree fruit out before the fruit ripens and falls.  Palms bear fruit roughly 2x per year.

  

-recommend a sturdy hose reel to be attached to concrete wall where landscape crew can easily access and keep hose off the ground at all times.  Possibly one reel on east side and one on west.  Usually coordinate with landscaper the reels exact locations based on usage area.

 

-Gutter on front of house has damage.  Gutters usually cleaned and repaired a month or so before hurricane season’s high winds etc.
