Alarm on upon arrival. HCMC reset upon departure. Doors and windows locked with exception of the access door to the garage.

Notes:

Weather: Partly cloudy 77F

-dock gate and bike path gate both need service call. Installer has been notified and will be passing by as their scheduling permits.

-Screen #4 is being replaced by Storm Smart. ordered during week of Nov 23. As of Dec 18, Storm smart has not received new screen. Dec 21: Telephone conversation with Jeesi from Storm Smart. She walked to warehouse this morning and confirmed that #4 screen has not arrived.

-Screen#7 is to be repaired today, December 18, between 12-2pm. Was to be repaired previous day. Tech never showed. Dec 21: Tech team arrived on Dec 19. Unable to repair existing. Said they would be back Monday. Did not return Monday. J essi will update the situation asap.

-sub zero required water/air filter replacements receivedand installed. Backup filters on garage rack.

-irrigation break at base of installer Sunflower replaced palm tree. botanica repair holding up.

-front door lock and handle install complete. installer left only one key. copies made and are by kitchen ipad.

-UPS delivery received for Jack Johnson while on site, brought in. mail sorted.

-pool service concerned about fountain chemical degredation. Talked to installer. Most likely culprit is evaporation or leak. Will follow installers instructions to diagnos. Dec 21: Sent pool maintenance photos of fountain water lvls and % of chlorine reading.

-Checked a couple air handler filters. 8/10 quality currently. Recommend we hold off changing any till end of Q1 Y21.

-Defender in garage has very slight oil leak under engine. Cleaned up the floor under engine. Placed cardboard to monitor leakage.

-minor adjustment to toilet outside of loggia. wasnt flushing propperly.

-Pest control set to spray today.

Power center fuses check out. Water ok. Lock on dock gate still needs service call. Power centre panels cleaned. Multiple screws holding dock panels down were loose and raised. Tightened screws to level. Dec 24 dock lock has issue with security pin. Miller lock fixed it. will monitor.

4 panels located in garage: All Ok except #17 ‘kitchen outlets’ in Panel B. Controls outlets for kitchen coffee maker and tea kettle. reset. 2 panels located in upstairs mechanical room: OK.

All working except #4 and #7. Smart Screen ordering #4 replacement. Process of repair of #7 is in progress. Second attempt for repair Dec 18, 12-2pm. Dec 24 Screen #4 now working. #7 still awaiting replacement. Builder and Strom smart to coordinate the issue with screens.

TVs: Tested OK. Chris recommended for ease of use: Direct TV should be installed before next owner visit, uniquely for the TV near the kitchen. Standing by to assist with install of DTV.

-in order for NY Jets games to be watched, apple tv still functioning. Direct TV install recommended by Chris L.

-Contacting Adriana to consult regarding housekeeping requirements, confirm minimum hours/days.

-shortly after leaving the property, received a alarm phone call power was out. Return the property. Power was on as normal most likely and islandwide power cut off or surge.

-While there, consulted with Fran regarding outdoor lighting. Consulted with both Mark Timothy builder reps, and Miller lock. Meeting both tomorrow 8 and 830 respectively. Dec24 gate lock minor repair, MT and Storm Smart reps consulting regarding screens.

-Dec 24 all exterior lighting working properly. nightime verification needed to see if lutron schedule is working correctly.
